Annual Meeting Minutes

August 7, 2004
Sunset Hall
Crested Butte South, Gunnison County, Colorado

Attendance included: Carol Lynn Tiegs, Gary Huresky, Jeff Newman, Jack Dietrich, Shannon Renick, Monica Hutson, Eric Shull, Kent Cowherd, Ric Ems, Barbara White, Leigh Dillenback, Al Smith, John & Rita Harrington, Mr. & Mrs. Moores, Jeff Hanggi, Roger Grogg, Jim & Susan Guess, Frank Alfone, Carl Jones, Gerald & Barbara Bartusch, Bill & Sheri Crittendon, Lori Holgate, Cutler Ferchaud, and Ronne & Kay Holze.

Carol Lynn called the annual meeting to order at 9:10 a.m. Carol Lynn introduced herself, Gary Huresky as the vice president, Shannon Renick as the project manager and Monica Hutson as the office assistant.

Carol Lynn read the minutes from last year's annual meeting. She then opened the floor for questions or comments. Gary motioned to approve last year's minutes. Carol Lynn seconded and it passed unanimously.

Gary read the treasurer's report and gave information on the CD's, and each account: Performance, Operating and Hockey. He continued reporting that building numbers are up, the Fire Protection building is complete and the Sunset Hall community room is for rent at $10/hour. He then thanked the Design/Review committee for all their hard work. They passed guidelines for single family residences and are moving forward on the multi-family. They were updated in 1970 and are a bit outdated. The next goal is the commercial guidelines and are seeking anyone who is interested in serving on this committee should contact us. This winter all four proposed amendments to the covenants were passed. Gary thanked everyone who voted and assisted us.

Gary reported that the hockey rink had another great season and looking forward to another one. He thanked everyone who helps supports this project and its continued success. John Hoffman has been the Zamboni operator for the past three years. He was hired as our year round maintenance person and we have relieved Metro from that responsibility.

In January our POA building was completed. Gary suggested everyone come in to check it out. He reminded everyone that Barb White is still at Metro and hopefully there will be less confusion. Soon we will have a sign on the new building. A "new logo" contest was held in the spring and Grace Bloom was the winner. She was awarded a $100 gift certificate to Red Mountain Liquors.

We had another successful Arbor Day this year. It was the third annual and hopefully this program can continue.

Gary went on to thank everyone who assisted us in the Land Trust partnership we did on preservation of the Huckeby parcels. We reached our goal of $25,000. That was a major accomplishment and appreciate everyone's support.

Congratulations to Linda Oberling for winning Home Of The Year. She was awarded $100 gift certificate to the Alpengardener.

METRO DISTRICT'S ANNUAL REPORT
Jack Dietrich gave a brief update on the subdivision's water and sewer. The Cascadilla Street pump station is now up and running. They are using up to date ultra-violet light for disinfection purposes instead of chemicals.

The tank booster station is complete. This provides extra pressure for added fire protection. The pump station is also landscaped. Improvements have been made at the waste water plant with new blowers. One is in working condition and one is for back-up. A new fence has been built for storage.

Water rights: Their attorney suggests they buy water shares from Meridian for late summer use. All this took place instead of paving more streets.

A small augmentation pond is being planned for Brackenbury street. This pond will hold and release water. It will be a small recreation area and have picnic tables.

Teocalli will be chipped sealed for maintenance reasons.

ELECTION OF OFFICERS
Carol Lynn thanked the board members for their service. Shannon collected ballots and completed her count. Gary fielded questions regarding incorporation, commercial build-out and parking. Jack then introduced the Metro board members, Rick Ems and Jeff Newman, Chairman of the fire district. Jeff gave a brief report on the fire district and the building of the new station.

When the count was completed, Carol Lynn announced the new board members. They are: Leigh Dillenback, Al Smith and Bill Crittendon.

Gary adjourned the meeting at 10:02 a.m.
