2006 P.O.A. Accomplishments and Highlights

  1. Full-time hire of P.O.A. Manager Position
  2. Conversion of P.O.A. Administrative Assistant to a Full-time position
  3. Increased overall P.O.A. income from the following:
    1. Increased diligence on dues collection (reduction in # of unpaid owners – currently at 43, which equals roughly $17K, and a commitment to get that number to $0.00 via liens and foreclosure if necessary)
    2. Reallocation of existing bank accounts/balances to more than double our interest earnings (with continual re-investment research)
    3. Increase of closing statement fee to actually cover P.O.A. Staff time costs
  4. The hockey rink is now self-sustaining
  5. More diligent collection of hockey sign program money
  6. Collection of hockey money from the Town of CB ($1,500)
  7. Collection of Hockey Grant Money ($4,800 TOTAL - $1,000 from Slate River and $3,800 from Gunnison County Met. Rec,)
  8. Design Requirement/Changes as Follows:
    1. Adoption of County Driveway Standards
    2. addition of variance criteria
    3. changes in roof pitches requirements
    4. changes in vertical wall planes heights allowed
    5. changes to the way open spaces is calculated
    6. changes to encourage accessory units
    7. changes in allowable exterior materials (trim, stucco)
    8. changes in allowed exterior massing (wall planes, jogs, roof lines, etc.)
    9. Increased landscaping requirements
    10. Changed finished grading and retaining wall requirements
    11. limit on length of approvals
    12. 360 degree architectural requirement
    13. Prohibition of excessive similarity or dissimilarity (mirror images)
  9. Updated construction regulations
  10. Incorporation of State odor regulations
  11. Added Post Office Box delivery availability in CB South
  12. Adoption of a noise regulation
  13. Prohibition of the burning of construction debris
  14. Prohibition of construction staging on our R.O.W.’s
  15. Initiation of the Teocalli sidewalk study
  16. Better utilized P.O.A. meeting room
  17. Created Meeting Rules of Procedure
  18. Comprehensive office remodel for a more professional and functional space
  19. Finalization and potential approval of the CB South Special Area Regulations
  20. Planning efforts towards possible Covenants changes to include:
    1. Board and Committee Member compensation
    2. Allowing detached accessory units
    3. Changing height requirements and measurement method for residential and commercial units
    4. RV Storage and other “lot appearance” concerns
    5. CB South Improvement Projects Transfer Fee.
