We now have a full-time Association Manager and several part-time staff positions to manage the growth of this Association - that is only 45% built out
All P.O.A. hockey and skating related expenses are no longer paid for from dues (they used to be)
Dues revenue is now only 70% of our operating budget’s revenue stream, not 95% like in years past
Gunnison County has committed to help install safety signage on our roads as we continue to grow
Gunnison County has committed to help with noxious weed control in the Summer of 2007
All of the recent playground repairs/improvements that have been made have not come from dues income as they did in the past – including the new climbing rock
We created and now enforce construction regulations
We keep a now website current and up-to-date
We now have an enforceable noise regulation (and we have used them)
We now have updated P.O.A. governance policies and a defendable fining mechanism
We no longer allow the burning of construction debris in CB South
We now have only 12 of 912 owners that haven’t paid their dues in full, meaning only 1.3% of all our owners don’t pay their dues
We generated an additional $17,782this year alone by better P.O.A. money management and investment strategies.
We received $4,800 in grant money last year for our skating facilities.
We have added 15 pages of design guidelines to help avoid past irreversible mistakes
We have changed and now enforce new driveway design regulations to make this community safer for the owner/builder, and to ensure a safer re-sale product for future buyers.
We now have 100+ people receiving their mail in CB South
We now have street lines painted on Cement Creek Road for both for vehicles and pedestrians to help with its safety
We have adopted standards for commercial development – when none at all existed in our original covenants or design guidelines
We are in the process of being approved and recognized by the county as our own Special Geographic Area, with more autonomy that any other subdivision in this County
The P.O.A. Board has created and adopted long term Goals and Objective for this Association
We now have meeting rules of procedure – sounds trivial, but they weren’t around before 2005
CB South now actively participates on Gunnison Valley Transportation Committees and Task Forces
We had 48 new construction projects reviewed by this office and/or under construction in 2006.
